Despite all the awards thrown at Duluth, the city still has an affordable real estate market. The median home value here is $199,300, not overwhelmingly far from the national average, $184,700. This is one of the reasons why more people own their homes (54 percent) in Duluth verses renting them (46 percent). Meanwhile, the median monthly rent in Duluth is $1,196, slightly-higher than the national average of $949. The most popular home styles here are the contemporary, ranch, Cape Cod, and garden.
Transportation and Commuting in Duluth
Duluth offers its residents a variety of transportation options. The city is served by the Gwinnett County Transit System, and there are many stops available throughout Duluth where you can catch a bus to work. Duluth is also considered a “railroad city,” and a good many people take the train to work.
But this is a predominantly car-dependent suburb, mostly due to several major roadways passing through its borders, including State Route 120, State Route 13, U.S. Route 23, Sugarloaf Parkway, and Pleasant Hill Road, all of which (except for Routes 23 and 13) connect to Interstate 85, a direct line to Atlanta.
Duluth also has several walking and biking trails that make it easy to circumnavigate the city within its borders by foot or bike.

The population in Duluth is very-diverse. In fact, the city ranks second on Niche’s list for 2019’s Most Diverse Places to Live in Georgia. Duluth’s diversity includes 36 percent whites, 26 percent Asians, 23 percent African-Americans, 13 percent Hispanics, and two percent people of two or more races. Females outnumber males here by 54 percent-to-46 percent and 46 percent of adults have earned at least a bachelor’s degree or higher.
Duluth is also evenly dispersed among the age groups. The largest age group in the city is adults aged 45-to-54, accounting for 16 percent of the population. The second-largest group is a three-way tie between adults aged 35-to-44, adults aged 25-to-34, and children under 10 years old. Each group makes up 15 percent of Duluth’s population.
The median household income in Duluth is $62,520, compared to the national average of $55,322. The median individual income is also higher than the national average, $34,343 compared to $27,419. Unemployment in Duluth is 4.3 percent, which is higher than the national average, which is currently 3.8 percent.

You’ll also find plenty of bars, pubs, and lounges for you to enjoy a night out with your friends. Marlow’s Tavern is a local favorite, and Arena Tavern is one of the hottest sports bars in the area. Or, for some karaoke, visit Prime Bar & Lounge or Agit Lounge & Karaoke Bar, or Red Clay Music Foundry to listen to live music from local artists.
Arts & Culture in Duluth
Duluth is an artistic and culturally exciting city, and it’s home to the Hudgens Center for the Arts, the New Dawn Theater Company, the Southeastern Railway Museum, and the Infinite Energy Center. The city’s historic downtown is where you’ll find an abundance of old charm and small-town character alongside modern amenities you would expect to find in a larger, more bustling city.
Duluth has recently started a public art master plan to bring more works of publicly displayed art through the city, and it also hosts several of the most popular festivals in the Atlanta area, including the Duluth Fall Festival, Barefoot in the Park, and the Duluth Arts Festival. With so much to see, do, and experience in Duluth, it’s no wonder why it’s well-known for its ability to catch the “Spirit of Good Living.”
